| Is There Really A Real Estate Bubble? |
It’s almost impossible to pick up a financial
newspaper without seeing mention of the “housing
bubble” nowadays.
What is a bubble?
When a bubble pops, all you are left with is residue -
a soapy splotch on the floor.
For example.
Everyone has heard of the “dot.com” bubble. The
NASDAQ stock index had lots of “dot.com” companies
in its index. That index more than doubled in value
over one year to reach a peak of 5132.52 on March
10, 2000. Then it began a decline. At its low, the
value was 21.6% of the index at its peak.
Now, that is a bubble.
Will it be the same in real estate?

Fresh off first-quarter reports that prices in the
residential real estate market took another dramatic
leap, brokers report that foreign buyers are investing
even more heavily in smaller condominium units.
Several large residential real estate brokerages
reported hikes of as much as 23 percent in the
average sales price of a Manhattan apartment in the
first three months of the year. The median sales
price, often considered a more reliable indicator, also
increased by 16.5 percent to $705,000, according to

Mortgage Rates Still LOW.
Mortgage rates reached their lowest point in over a
year. And that is pretty low. As of June 23, the
average mortgage interest rate on a 30-year fixed
rate loan was 5.57% at a cost of 0.6 points. Rates
reached this same level in February of this year, but
the last time they were lower was in March 2004.
